We walk the property together and talk through what is and is not working, what is structurally possible, your budget, and your timeline. 

If you do not have a design team yet, we will introduce you to architects, designers, and engineers we trust.

Your design team develops the plans while we bring the builder perspective in early, so what gets drawn can actually be built well. 

We handle permitting through the City of Winter Park, Orange County, and any HOA or historic district review your project requires.

Our team manages every phase. We meet with you face to face every week to review progress, walk the site, and make the decisions that need making. 

No one lives on site during construction, and we plan for that with you in Step 1.

Before you return, we walk the home together. Every detail, every system, every finish. We clear the punch list, confirm everything works, and stay reachable after you are settled. Most clients hear from us a year later just to check in.

Most of our remodel and addition projects start at over a million dollars and run from there based on the scope of the work, the size of any additions, the structural changes required, and the finish selections you make. Whole-house remodels with substantial additions land toward the higher end of that range.

We approach remodels with the same standards we bring to a new build. Quality materials, experienced trades, and senior-level project management throughout. After thirty-four years building in Central Florida, we have learned that the remodels that age well are the ones where the budget supported the right decisions, not the cheapest ones.

No, and this is a firm policy, not a recommendation.

Construction generates dust, noise, and daily traffic that are not compatible with living in the home. It also creates safety issues, scheduling delays, and quality compromises that affect the final result. We do not undertake remodels or additions where the homeowner plans to live on site during construction.

The only exception is a fully detached project, where the work area is structurally separated from the existing home and the existing home remains fully functional and isolated from the construction zone.

We will help you think through alternative living arrangements in our first conversation so the plan accounts for it from the start.

Making an addition feel original is one of the harder things in residential remodeling, and it is where we put a lot of our focus. We match rooflines, exterior materials, window proportions, interior trim profiles, and the small architectural details that read subconsciously when something feels right.

Whether we are adding a second story, expanding a wing, or building out a primary suite, the goal is for the finished home to read as one cohesive design, not a patchwork of eras.

A remodel makes sense when the location is right, the bones of the home are good, and the changes you want are achievable within the existing structure or with a thoughtful addition. A new build makes sense when the property would need so much work that you would essentially be building twice, or when what you want is structurally incompatible with what is there.

We do both. Sometimes the right answer is a remodel and addition. Sometimes it is to take the property all the way back to land and start over. We will tell you which we think makes sense for your situation, even if it means a different scope than you expected.

Yes. The architect, designer, and engineers we work with all offer detailed renderings as part of their design process. For substantial additions, layout changes, or exterior modifications, seeing the design rendered before construction begins makes a real difference.

We coordinate this with your design team so you have a clear visual of what you are committing to before we break ground. It is one of the steps that has reduced surprises and changes once construction starts.

Our office is in Winter Park and we work primarily within a forty-five minute radius. The neighborhoods we know best are Winter Park, Windermere, Maitland, Baldwin Park, College Park, and Mount Dora.

Proximity matters for remodels because our team is on site regularly and we meet with clients face to face every week. That cadence is only sustainable when we can be present consistently, which is why we do not take on projects outside the area we can cover well.
