Our Custom Home Building Process

A clear process is the difference between a build that feels like a creative collaboration and one that feels like it is happening to you.

We start with a conversation about your vision and wish list, timeline, and budget. We will walk your lot together, or help you find one. We will talk through architectural styles that fit how you actually live, and make sure we are the right team for your project.

If you do not have a design team yet, we will introduce you to architects, designers, landscape architects, and engineers we trust.

By the end of this step, you will know whether Posada is the right team for your custom home, what is realistically achievable within your budget, and who else needs to be on the team.

Your architect, designer, and the rest of the team work together on the plans. We work alongside them, bringing the builder perspective into the design conversation early so the plans can actually be built well.

Our team handles permitting through the City of Winter Park, Orange County, and any HOA or historic district reviews your project requires.

By the end, you will know what your home will look like, what the projected cost will be, and the sequence of events required to commence construction.

This is where your home comes to life. Our team manages every phase. We meet with you face to face every week to review progress, many times one of our trusted vendors or sub-contractors will attend the meeting and walk the site with us to offer suggestions or assist with making decisions together.

In some cases, owners can only be on site for part of the build, or only on a limited basis. When that is the case, we make arrangements to communicate via FaceTime or Zoom so you stay connected to your project the same way you would in person.

By the end of this step, you will know your project is on track, your investment is protected, and quality is never being traded for speed.

Before you move in, we walk the home together. Every detail, every system, every finish. We address every item on the punch list and give you what you need to care for the home once you are settled in. Even after you have moved in, we are still here if questions come up.

By the end of this step, you will know your home was built right, and you have a partner who stands behind their work long after the final invoice.

Most of our custom homes take fourteen to twenty-four months from first conversation to move-in day. The timeline depends on the size and complexity of the home, the design phase, the permitting process, and any specific material lead times.

Roughly four to six months of that timeline is design, permitting, and pre-construction work — the part of the project that happens before the foundation goes in. The actual construction phase is usually fourteen to eighteen months for a custom home in our typical size range.

If you have not selected an architect or designer yet, we will introduce you to architects, designers, landscape architects, and engineers we have worked with for years across Winter Park and Central Florida. What matters most is that everyone on the team is aligned around the same vision from day one, and we make sure that collaboration feels unified throughout the project.

Each home is designed around the people who live there, not the style label. Our role is to bring an architect’s eye and a builder’s discipline to whatever direction you choose, so the home reads as cohesive and authentic regardless of the style.

You will be as involved as you want to be. Throughout construction, we hold weekly face-to-face meetings to review progress, address questions, and make decisions together.

Our office is in Winter Park and we work primarily within a forty-five minute radius. The neighborhoods we know best are Winter Park, Windermere,, Maitland, Baldwin Park, College Park, and Mount Dora.

Proximity matters because our team is on site regularly throughout construction, and we meet with clients every week. That cadence is only sustainable when we can be present consistently, which is why we keep our service radius close.
