Old plumbing, hidden structural issues, code that has changed since the home was built. Every remodel finds something. We surface most of it before demolition and handle the rest in our weekly meetings, so you always know where things stand.
Our Remodeling Process
A clear process is the difference between a remodel that feels manageable and one that feels like it is happening to you.
Step 1: Discovery and Project Scope
We start with a conversation about what is and is not working in your current home, your goals, your budget, and your timeline. We walk the property together, talk through what is structurally possible, and discuss the design direction.
If you do not have a design team yet, we will introduce you to architects, designers, landscape architects, and engineers we trust.
By the end of this step, you will know whether Posada is the right team for your remodel, what is realistically achievable within your budget, and who else needs to be on the team.
Step 2: Design and Permitting
Your architect, designer, and the rest of the team work together on the plans. We work alongside them, bringing the builder perspective into the design conversation early so the plans can actually be built well.
Our team handles permitting through the City of Winter Park, Orange County, and any HOA or historic district reviews your project requires.
By the end of this step, you will know what your remodeled home will look like, what the projected cost will be, and the sequence of events required to commence construction.
Step 3: Construction and Weekly Meetings
This is where the work happens. Our team manages every phase. We meet with you face to face every week to review progress, walk the site, and make any decisions that need to be made.
A note on living arrangements during construction: no one lives on site during any of our remodels or additions. The dust, noise, and daily traffic of construction are not compatible with daily life, and trying to live through it creates safety, scheduling, and quality problems for everyone involved. The only exception is a fully detached project where the existing home is structurally separated from the work area.
We will help you think through this in Step 1 so you can plan accordingly.
By the end of this step, you will know your project is moving on schedule, every surprise is being handled in the open, and quality is never being traded for speed.
Step 4: Walkthroughs and Move-Back-In
Before you return to the home, we walk it together. Every detail, every system, every finish. We address every item on the punch list and confirm everything is functioning the way it should. After you move back in, we are still here. Most of our remodel clients hear from us a year later just to check on how the home is settling.
By the end of this step, you will know the home was finished to the same standard as a ground-up build, and the team that built it stands behind the work.

How much does a luxury home remodel cost in Winter Park?
Most of our remodel and addition projects start at over a million dollars and run from there based on the scope of the work, the size of any additions, the structural changes required, and the finish selections you make. Whole-house remodels with substantial additions land toward the higher end of that range.
We approach remodels with the same standards we bring to a new build. Quality materials, experienced trades, and senior-level project management throughout. After thirty-four years building in Central Florida, we have learned that the remodels that age well are the ones where the budget supported the right decisions, not the cheapest ones.

Can I live in my home during a remodel or addition?
No, and this is a firm policy, not a recommendation.
Construction generates dust, noise, and daily traffic that are not compatible with living in the home. It also creates safety issues, scheduling delays, and quality compromises that affect the final result. We do not undertake remodels or additions where the homeowner plans to live on site during construction.
The only exception is a fully detached project, where the work area is structurally separated from the existing home and the existing home remains fully functional and isolated from the construction zone.
We will help you think through alternative living arrangements in our first conversation so the plan accounts for it from the start.
Will my addition look like it was added on, or will it match my existing home?
No. Some homeowners come to us with plans already in hand, and others are starting from a blank page. Either is fine.
If you have not selected an architect or designer yet, we will introduce you to architects, designers, landscape architects, and engineers we have worked with for years across Winter Park and Central Florida. What matters most is that everyone on the team is aligned around the same vision from day one, and we make sure that collaboration feels unified throughout the project.
Should I remodel my existing home or build new?
We specialize in traditional and transitional architecture. Our experience spans Mediterranean Revival, French Country, Neoclassic, Spanish Hacienda, English Cotswold, Greek Revival, Cape Dutch, Mid Century and other styles that age well in Florida. Keep in mind these classic styles with all the modern amenities makes for a classic that will live well and last.
Each home is designed around the people who live there, not the style label. Our role is to bring an architect’s eye and a builder’s discipline to whatever direction you choose, so the home reads as cohesive and authentic regardless of the style.
Do you offer 3D renderings for remodels?
You will be as involved as you want to be. Throughout construction, we hold weekly face-to-face meetings to review progress, address questions, and make decisions together.
In some cases, owners can only be on site for part of the build, or only on a limited basis. When that is the case, we make arrangements to communicate via FaceTime or Zoom so you stay connected to your project the same way you would in person.
Some clients want to be involved in every detail. Others prefer to focus on the bigger design choices and trust us with the rest. We adapt to your preferences and your communication style, but we never leave you guessing about what is happening or what comes next.
